Foundation crack, brick and block repair in Dearborn

Updated October 19, 2026 · referral service, not a contractor

In Dearborn the foundation is usually brick (pre-1940) or block (1940s–60s), so "crack repair" mostly means masonry: repointing mortar joints, rebuilding spalled brick, parging, and stabilizing block walls that have bowed under decades of clay pressure. Injection applies to the city's smaller share of poured walls, mostly post-1970 houses and newer infill.

Brick foundations

Water doesn't come through brick so much as through the mortar between it. Lime mortar from the 1920s and 30s dissolves slowly; by now many Dearborn walls have joints raked out half an inch deep. The repair is to rake the loose material, repoint with a compatible mortar (not a hard modern mix that can crack the brick), and parge the interior face. Spalled or crumbling brick is cut out and replaced. This is skilled, slow work priced by area.

Block foundations

Unreinforced block under the 1940s–60s houses in west Dearborn and Dearborn Hills sits on Blount and Livonia soils rated somewhat poorly drained. Saturated clay and frost push on the wall each year; the tell is a horizontal crack several courses down, stair-step cracks at the corners, and a wall that has leaned in. Carbon-fiber straps hold a wall bowed under about an inch; beyond that, steel beams or exterior anchors, plus relieving the water outside.

Poured walls

Vertical shrinkage cracks are injected from inside with polyurethane or epoxy in a few hours. Cracks that are wider at the top, offset, or horizontal need a structural look first.

Cracks after the 2021 flood

Some Dearborn homeowners found new cracks or displaced block after basements filled and drained quickly in June 2021; the sudden pressure change can move a wall. If a crack appeared after a flood, mention that in the request so the contractor evaluates the wall, not just the leak.

Cost

HomeGuide national averages: $250–$800 per injected crack; repointing priced per square foot; structural wall stabilization $2,000–$12,000+. Dearborn quotes come from the contractor after a look at the wall.
